Build to Suit
As our client continues to grow, we feel it is appropriate to discuss the option of new facilities that Wescor General can develop on a build to suit lease basis. As an alternative means, to assist our clients in meeting its growth initiative, we propose to design, construct and lease these facilities to our clients. These proposed facilities would be designed and constructed in accordance with the standards put forth by our clients and Wescor General. This is offered to our clients for consideration throughout the United States and is not limited to Arizona. We have found in the past, that given the appropriate client, we can be quite flexible as to the conditions of development.

In order to formulate a fitting build to suit proposal, Wescor General will require input from you “the client” as to the future growth forecasts as well as expectations for your proposed new facilities. We will need to go into detail as to the proposed prototype facility. We feel confident that given the proper insight from our clients, we can advance in formulating a build to suit proposal for various market areas.



Design Build
In the Design/Build model, almost every single consultant from the architect to the engineer, contractor, subs, etc. almost become the owner's agents. They all work together, they are interconnected and they are liable to each other for the various parts of the building process. The owner saves time and money and gains confidence in the process because every single entity is accountable back to him.

One of the reasons Design/Build delivery model is growing in popularity, is that the owner and builder have early confidence in each construction management component that the builder has. With Design/Build the builder is comfortable with every piece of the construction process and therefore can have low or no contingency fees.

You have everybody working together as a team. There is more coordination, planning and strategy as to who does what when. There is just more communication and more accountability.



Lease Backs
Although most companies would preferably like to build new facilities to meet their needs, there are may opportunities to find existing facilities that can meet those requirements. In the past we have found several facilities for clients, requiring major renovations, that for various reasons the client is not interested in purchasing. It is in these situations, that we will provide an in depth cost analysis, working with the client to establish the scope of work to meet their standards, and ultimately offer the facility to our client on a lease basis. As the various building departments enforce more and more stringent building codes and ordinances on new construction, this can be at times, a viable alternative.

With first hand knowledge of modular construction and site adaptation of factory constructed buildings, Wescor General, Inc. has proven time and time again that Wescor General, Inc. is the logical choice. In additional to providing all aspects of construction management, Wescor Generals' site development typical includes building pads and slabs, grading and drainage and on site and off-site underground utilities; concrete, asphalt paving, curb and gutter and Landscaping. Typical sites have ranged from 1 to 10 acres.
